House Hacking in Atlanta: How I Pay $300 a Month to Live

Everyone waiting for rates to drop before buying is missing the actual play. High rates don't kill deals, they kill lazy deals. House hacking is how new buyers get in the game right now, and Atlanta is set up for it better than almost any market I know.

My own numbers first. I live upstairs in my house and rent the basement. The basement brings in $2,300 a month, which puts my total out of pocket around $300 a month to live. Not $300 plus utilities games. $300. My house pays for itself while I sleep in it.

Here's what I've learned doing this and helping other buyers do the same.

The basement is the whole strategy

When you shop, the single most important feature is a basement or any space with a separate entrance. That's what lets you run an Airbnb or a private rental without sharing your front door. Houses with that layout exist all over this metro at normal prices, and most buyers walk through them without seeing the machine inside.

Rent by the room beats renting the whole unit

A client bought a 6 bedroom for $250K with 20 percent down, mortgage around $1,000 a month. Furnished rooms at $650 to $700 put the house near $4,000 a month gross while he lives in one room basically free. Compare that to hunting a duplex, which in this metro barely exists and gets bid up past the point of working.

Dead space is money

Formal living rooms and dining rooms nobody uses convert to bedrooms for a few thousand dollars and add $700 to $800 a month each. Most houses are sitting on income the owner never sees.

Do the boring stuff right

Screen anyone you rent to like a business. Verified income, background check, rental history. And buy a house a normal family would buy from you later, so your exit stays clean.

The win condition for a first house hack isn't living free. That's a bonus. It's cutting your housing cost way down while the property becomes cash flow positive the day you move out. Get that right once and you've built the down payment engine for house number two.
